We take pride in serving our tenants! You will find all of our 37 apartments have been substantially renovated including new windows throughout and most demonstrate wonderful historic character. We offer a comfortable and convenient environment for you and our management will be attentive to your needs. PETS:
Most units are pet friendly for up to 2 cats and MOST ALLOW DOGS for a $30/mo fee per dog if the dog qualifies. Determining if your dog qualifies requires that Rich meets your dog. Rich is a dog lover but if your dog barks excessively, is not friendly, is a Pit, Rotty, or German Shepard (not covered by my insurance), or in any way poses an issue with any of your neighbors please do not apply.
WHAT IS INCLUDED:
Trash Removal, Off-Street Parking, Water/Sewer, and Keyless entry (With your code), are included in all apartments and driveway snow removal is included in most. Most do not include the cost for heat or electric except 7 Mechanic St and 23 Elm A – D, that DO include heat and hot water. All units at 9 Elm and all units at 22 Pine include hot water. For more details please click on support and documents. Also included: We Care About You, and will take care of issues as they may arise in you home!
OK! WHAT DO I DO NOW?
Click on “Available Units”. From there you can view photos, maybe videos, and descriptions and see what is available . If you find something that you like please proceed. Understand that a full background check will be performed for all adults living in our apartments to insure that you and our other tenants have good neighbors. The Background check costs $40 per adult, is paid for by the applicant when you respond to the companies email, and is non-refundable. We are also now using Zillow. You initiate the report. The cost is $32.99, You can then forward a copy to us, keep the info, and use it for other applications.. This is to insure that your Web Form reflects the results of the background check. Demonstrated income of at least 2 1/2 x the monthly rental cost is necessary to qualify. Tenants under age 21 will need a parent or guardian co-signer. Rich will offer the apartment to the one best qualified. If you think you will qualify and want to schedule a showing please complete the WEB FORM below for ALL Adults that will be living in the apartment. These only take a few minutes to complete and will allow us to determine if this that apartment is suitable for YOU.
If the apartment is offered to you a $300 deposit is then given to Rich who will stop showing and advertising that unit as the apartment is being held for YOU. This deposit is applied to your first months rent and is fully refundable if Rich determines that you or your dog do not qualify after the background check. If you determine that you no longer want the apartment after giving the deposit you will loose the deposit because we stopped showing and advertising it.
All adults living in the apartment will receive an email from “Trans Union SmartMove”. Some applicants don’t have email and need to create one just for this. You will be asked some short questions to complete online. They will perform a background check for eviction, criminal, credit, and income history. Good tenants mean good neighbors for you! After you send it back Rich gets the results in a few hours.
If approved, all adults moving into the apartment must then submit their Social Security numbers and Rich will take a photo of your Drivers Licenses. A standard month to month agreement will also need to be completed. First months rent and one month security deposit is necessary to move in. Again, your deposit is deducted from your first months rent.
